What is a vacation rental?
Red Door Vacation Rentals provides an alternative to other lodging options, allowing families and friends to stay in a fully furnished home, condo, or cabin for their getaways. Vacation rentals offer a travel atmosphere unlike any other. They provide considerably more space and, in many instances, amenities not found in your own home. They are one of the fastest-growing lodging categories in North America, with groups of friends and families discovering their vast appeal.
Is it like a timeshare? Is any ownership involved?
Vacation rentals are not like timeshares, as they don’t involve any type of ownership by guests. Travelers can simply check-in and -out just like they would for a hotel stay. While you are renting a property that is owned by an individual, Red Door Vacation Rentals manages the entire process on the owner's behalf, maintaining and servicing the property and our guests each day.
What are the benefits of staying with Red Door Vacation Rental versus other lodging options?
Many guests choose to stay with RDVR for a combination of reasons – value, location, privacy, amenities, and overall comfort and convenience. With RDVR, travelers are able to reserve a fully furnished home with multiple bedrooms and bathrooms underneath one roof, rather than splitting up and booking multiple hotel rooms. Visitors enjoy their own private amenities, as well as a full kitchen in-home, and special perks unique to each home.
What is there to do in a vacation home?
All our vacation homes offer different amenities to suite every traveler’s recreational lifestyle. Vacation rental guests often boast easy access to nearby activities, parks and attractions, and sometimes, their own private hot tubs, patios, in-home fireplaces, private televisions, DVD players, and often wireless internet access.
If I have questions during my stay, do I have someone I can call for assistance?
RDVR offers an emergency contact that guests can call 24 hours a day, seven days a week, for questions, maintenance issues, and more. Be sure read over your guest information book in your unit for the specific information and contact numbers. Or contact our direct line at 719-686-6727 - you can call us any time. If it is after hours, please leave a message and we will return your call as soon as possible.
How will I receive correspondence and information from Red Door Vacation Rentals?
The majority of our communications will be electronic through the email address provided by the guest. While we always accept phone calls at 719-686-6727, we provide vital information about your reservation and the home via email. You will receive a number of electronic correspondences from us including:
- Your reservation confirmation: This includes reservation dates, the property name, the confirmation number, and payment information.
- Final balance due notice: This is a courtesy reminder for the amount and due date of your final balance. Guests are not required to call or sign-in online to make their final payment. We will charge the credit card on file for the final amount due 45 days before your arrival. If you would like to pay your final balance by different means, then please let us know, and we will happily update your payment information.
- Rental information email: One week before your stay, you will receive the address, driving directions, and house key retrieval information via email.
Is maid service provided? Is a daily housekeeping service available?
Each vacation rental is thoroughly cleaned and prepared before our guests' arrival. The reservation fee covers a one-time set up of all linens and towels. We also provide a complimentary "starter kit" different household items listed below. We do offer mid-stay or daily housekeeping services, upon request, for an additional fee. It is recommended that guests inquire directly with RDVR for further information.

- Dawn dish soap
- Hand soap (in the kitchen and each bathroom)
- 7 dishwasher pods
- 7 laundry pods
- Dryer sheets
- 3 rolls toilet paper per bathroom
- 7 kitchen trash bags
- Coffee filters
- 10 Sandwich baggies
- Aluminum foil
- Plastic wrap
- 2 trash bags for the each bathroom
- Cleaning supplies should you need anything
- Condiments - we leave those from the last guests if they're still OK to use, so you're welcome to anything in the fridge/pantry
- 1 box facial tissue per bathroom
- There will be propane for the grill
- And we leave sample sizes of shampoo, conditioner, body wash, lotion, and bar soap in each bathroom
Food and drinks are the responsibility of the guest. There are a variety of supermarkets nearby most of our vacation rental for guests who wish to have their favorite snacks and meals on-hand and in-home. RDVR also offers guests the ability to pre-order groceries through our concierge service to be delivered prior to their arrival.
How do I check-in to my vacation rental once I’ve arrived? Is there a designated check-in and check-out time?
RDVR offers pre-arrival check-in, providing information to guests via email before their arrival, including directions to/from the airport and local highways, maps of the area, a key-code for entry to the home, vacation ideas, and more.
Check-in time is after 4:00 pm MST and check-out time 10:00 am MST. NO Early Check-ins or check-outs without prior approval. Be aware that if you arrive early you may have to wait to check-in if the property is not ready. Adequate time is necessary to prepare the rental for new arrivals. Therefore we must insist on a 10:00 am check-out. A minimum fee of $100.00 may be accessed for late departure (after 10:00 am). There are no refunds for early departure.
Will I have Internet access and cable television?
Most of our vacation rentals are furnished with cable television, DVD players, and multiple TV sets, and many are equipped with free high-speed, wireless Internet access. Be sure to ask about specific requirements when selecting a home.
How do I make a reservation? Is it secure?
Booking one of our vacation rentals is a convenient and secure process; we offer both accredited phone and Internet reservations systems with the ability to accept major credit cards. Guests can view photos and amenities of individual homes prior to booking, making it easier for travelers to find a home to fit their specific needs.
Our online booking is available 24 hours a day, 7 days a week. If you do make a reservation online, a vacation specialist will contact you to confirm and finalize your rental within 48 hours. The reservation is not final until approved by agent. Once approved, the reservation is subject to all terms, conditions and policies. In addition, our reservation line, 719-686-6727, is available Monday-Sunday, 9:00am - 5:00pm.
What is your payment policy?
An advance payment equal to 25% of the rental revenue plus damage insurance is due at time of reservation. All advance payments will be applied toward the house rental. Final payment is due 45* days prior to arrival. Your encrypted credit card on file will be charged when the balance payment is due. Payments can be made in the form of Credit Cards, Cash, E-Checks or personal Checks payable to Red Door Vacation Rentals. All NON-SUFFICIENT checks are subject to a 50% collection fee and immediate reservation cancelation.
*Exception: Reservations made within 45 days of arrival must be paid in full by credit card at the time of booking and all monies paid are non-refundable at that time. We do offer travel insurance for your consideration.
What if I need to cancel my reservation?
Unplanned events often arise altering our travel plans. Here at RDVR we do offer Travel Insurance through CSA Travel Protection for 6.9% of your total reservation total. If you do not purchase travel insurance Cancellations made at least 60 days before arrival will receive a 100% refund. Cancellations made 59-30 days before arrival will receive a 50% refund. Cancellations made less than 30 days before arrival will receive no refund. Cancellations or changes that result in a shortened stay, or early departure do not warrant any refund of rent or deposit. We strongly recommend purchasing the optional Vacation Rental Travel Insurance through CSA in case you need to cancel your reservation for any reason.
No refunds will be given for late check-ins, early check-outs or no-shows.
Are refunds available in the case of inclement weather?
If you purchase Travel Insurance, you are often entitled to a refund. You would need to check your specific circumstances against CSA Travel Insurance policies. If not, no refunds will be given for cancelation or interruption due to weather.
Are security deposits required?
No. We have two options for damage protection. The first is a $35 non-refundable Vacation Rental Damage Protection Policy fee (Offered through CSA Travel Insurance) that covers accidental damage to the property up to a specified dollar amount. If something gets damaged during your stay, we would submit a claim to that policy. Guests may choose that damage protection policy --or-- choose the refundable $500 security deposit offered on that home.
Where can I mail a package?
Please ship all packages to our office at 214 S Willow St., Woodland Park, CO 80863. Note that packages cannot be sent to individual properties.
How should I leave the property?
Although a maid service comes before you arrive and after you leave to ensure the property is clean, you are responsible for leaving the property in the condition in which you received it. You are renting someone's home and you should be respectful and leave it the way you would want your own left. If additional cleaning is required, in excess of your Vacation Rental Damage Protection or Security Deposit, your credit card on file will be charged.
Are 4-wheel drive vehicles required?
Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend all wheel drive, four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
Are telephones available?
With our ever growing hi-tech society many people have cell phones, and tenants usually have 2 or more with them, a lot of owners have eliminated land lines in their properties. Most of our properties do have land lines, some properties do not. Please review the specific amenities for the house you're interested in on our website, inquire with a reservationist, or browse through the house information book upon your arrival to determine if your specific rental is equipped with a land line.
Who supplies linens?
All of our rental properties are furnished with clean linens on all beds and bath towels.
What supplies are included in the rental?
For your convenience, all our properties are fully equipped with kitchenware and essentials for everyday cooking and a starter supply of different household items. If you require more than what is provided, we'd be happy to help you find stores nearest to your rental.
What items should we bring?
Personal items (including shampoo, conditioner, and don't forget your sunscreen!), food, family & friends!
What about BBQ grills?
All of our homes have BBQ grills. Propane is provided.
Are garages available at all rentals?
Garages are available at some, but not all of our homes. Please see the amenities for each house for garage or parking information.
What about house parties or noise complaints?
Rental guest understands that we will accept families, and responsible adults. You certify that you have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, you will be asked to leave with no refund. Any complaints will be dealt with on an individual basis.
Any use of the rental property for a purpose other than residential use for a family vacation must be approved by the Agent. A request must be submitted before arrival for use for any event such as weddings, receptions, family reunions or other large gatherings. If the event is approved, the guest may be required to pay an additional deposit to be determined by the Agent and abide by Agent's determination on the requested event. The Agent reserves the right to cancel your rental reservation and occupancy of rental with no refund if guest misrepresents an event.
Are pets allowed?
Dogs are allowed at several of our homes with prior approval. An additional fee of $100 will be applied to the reservation. No more than three (3) dogs will be allowed. Cats are not allowed in any of our homes at any time. Dog owners are responsible for cleanup of any/all pet refuse. Dogs are not allowed on furniture at any time. Any evidence of dogs on furniture may incur extra cleaning fees. All dogs must be up to date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All dogs should be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and other dogs. All items above are the sole responsibility of the dog owner. The homeowners assume no responsibility for illness or injury that may incur to dogs or humans while on the premises. If you did not get prior approval or select the pet option when making a reservation, the credit card on file will be charged the full pet fee ($100) and an additional fee of $100.00 for odor/clean up.
Please note, pets are not allowed at some of our vacation homes. Each property page will indicate whether pets are allowed, or we encourage you to inquire with a reservationist about the pet policy for the home you're interested in. If signs of a pet are discovered at a home that does not allow pets, your credit card on file will be charged the full pet fee ($100) and an additional fee of $100.00 for odor/clean up. If you paid a security deposit, you will forfeit your deposit. You will be held liable for any damage done by the pet. You will also be liable for the decontamination process to put the home back to its original pet free condition.
Is smoking allowed?
All of our vacation homes are non-smoking. Please utilize the porches and outside areas in consideration of our non-smoking guests. Please do not discard smoking material on the ground.
Due to high fire danger in our area we ask that you please us caution and respect when smoking outside. Please dispose of any and all smoking products properly. If remnants are found thrown on the ground or decks or smoke is detected in the house, your credit card will be charged an additional $100.00 cleaning fee. This pertains to all tobacco and cannabis products.
Please note, Colorado law prohibits disposing of smoking materials on the ground. You may be issued up to a $2,500.00 fine for doing so. It also becomes a felony if it results in a fire due to neglectful disposal of smoking materials.
Marijuana Use in Colorado: While Colorado has legalized the use of marijuana, there are still rules and regulations that apply. It is illegal for people under 21 to buy, have or use retail marijuana. It is a felony for adults to give, sell or share marijuana with anyone under 21. Colorado residents 21 years and older can buy up to one ounce of retail marijuana at a time. Non-residents can buy up to 1/4 ounce of retail marijuana. It is illegal to sell marijuana if you are not a licensed retailer. Adults age 21 and older may have up to 1 ounce of marijuana. Having more may result in legal charges or fines. No matter how you use marijuana - smoked, eaten, or vaped - it is not allowed in public places. This includes: Outdoor spaces like national and local parks, ski resorts, concert venues and indoor areas like restaurants and bars. It is illegal to drive under the influence of marijuana and you can get a DUI. It is illegal to use marijuana or have open packages in a car. Additionally, rental car companies may charge fees if the car smells like marijuana. Marijuana use is still a federal crime. It is illegal to take marijuana out of the state or to any Colorado airport. Dispose of unwanted marijuana safely and securely before leaving the state.
